Specialist ground engineering helped unlock new workspace in Bodmin.
The brief
Normandy Way Business Hub is a development of seven industrial units for Treveth in Bodmin, Cornwall. The scheme adds workspace for local businesses and is part-funded by the UK Shared Prosperity Fund.
What the project needed
Ground-related costs had affected previous attempts to bring the project forward. Delivering the new units within the available budget required a construction approach that addressed that challenge.
Poltair’s approach
We used specialist ground techniques to deliver the units within budget.
The completed hub provides 910 square metres of workspace on the Walker Lines Industrial Estate. The units include six-metre eaves, open-plan layouts, solar PV, EV charging and provision for mezzanine floors.

The seven industrial units were delivered within budget. We announced completion on 5 June 2026.
